HVAC system install (Viessmann, Buderus, Trane, Nortec, Arzel) – Watertown, MA


TJ’s installed multiple facets of heat and air conditioning at our customer’s home in Watertown, MA, including a Viessmann boiler, Buderus radiators, two complete Trane HVAC systems, Nortec steam humidification, Arzel zoning, and Viega radiant heat.  We worked closely with our customer to ensure that they received the highest possible rebates.  We took great care in snaking lines; and, we were able to complete our installation without damaging any of the interior of the home.

On our initial site visit, TJ’s quickly realized that the age of the home indicated that the framing was done in balloon style. Balloon framing is a style of wood-house building that uses long, vertical 2″ x 4″s for the exterior walls. These long “studs” extend uninterrupted, from the sill on top of the foundation, all the way up to the roof. This method of framing, would give us some access to the attic for the installation of plumbing and electricity.  We also noticed that the chimney had a fair amount of space around it.  This is where we snaked two Viega FostaPEX lines, line voltage and thermostat wires up three floors to the attic. Getting the lines to the attic took about three hours; but, it was well worth the effort. The home was not damaged; and, all lines run inside the building maintaining the integrity and beauty of this old home.

Viessmann Boiler

The boiler installed was a Viessmann Vitodens 200 gas-fired, wall-mount condensing boiler.  There was one zone for a future water heater and two hydro zones for the first and second floor air handler.  There was also one mixing zone set up for the first floor with an actuator controlled by the Viessmann boiler. The boiler runs the radiant and hydro air with no effort at all.

Viega Radiant Heat

Radiant heat was installed in the first floor of the home using Viega Climate Trak with Viega PEX Barrier tubing.  We used a Viega stainless steel manifold and ProPress fittings.  Proper mixing was controlled by the Viessmann boiler.  The beauty is we installed radiant on the first floor and it almost heats the entire home from the first floor – mostly thanks to the owner for going the extra mile and having Icynene® installed).

Trane HVAC System

We installed two Trane systems; one 3-ton for the first floor (17.25 SEER) and one 4-ton for the second & third floor (17.25 SEER).  They were matched with a 3-ton Trane Hyperion air handler and a 4-ton Trane variable speed air handler.  Air handlers were installed with Air Bear filters.  The system included ductwork modifications to the center of the home and proper insulation of all ductwork.  Three Pro1 IAQ thermostats were installed as well.

Buderus Radiators

Our customer’s half-bath was in the front of the house. Because of poor insulation in the floor and walls – so bad the pipes would freeze – the best option for heat in this room was a Buderus flat panel radiator with a thermostatic valve for independent room control.  We were the only contractor who came up with a viable solution to heat this room.

Arzel Zoning

Zoning was provided by a 2-zone Arzel system with an Arzel Air Boss.

Nortec Steam Humidification

On the first floor, TJ’s installed one Nortec steam humidifier, with a high temperature condensate pump, humidistat and proving switch.
