Fall Preventative Maintenance

We know how important it is to get our annual physicals so we can stay healthy.  Well, our heating equipment also benefits from annual check-ups.

Your home’s heating equipment was a sizable investment and needs regular maintenance to stay in top shape and continue to run efficiently, and trouble-free throughout the heating season.

What’s Involved in a Fall Maintenance Appointment

Gas service includes the following:

  • Inspect boiler / furnace and clean and vacuum interior
  • Check condensate trap, if applicable
  • Check for leaks
  • Check all safeties for proper operation
  • Test thermostats and ensure they are functioning properly
  • Replace thermostat batteries, if necessary
  • Lube circulators, if applicable
  • Check venting system for debris
  • Verify combustion
  • Print combustion results

Oil service includes the following:

  • Inspect boiler and clean and vacuum interior
  • Check condensate trap, if applicable
  • Check for leaks
  • Replace nozzle
  • Thoroughly clean heat exchanger
  • Vacuum and remove all soot from chamber
  • Replace all oil lters
  • Check all safeties for proper operation
  • Test thermostats and ensure they are functioning properly
  • Replace thermostat batteries, if necessary
  • Lube circulators, if applicable
  • Check venting system for debris
  • Verify combustion

Wear and Tear Items

Occasionally, there are a few items that are considered wear and tear items.  They may appear on fall service invoices if they are in need of replacement.  Two of these are the Flame Rod and Electrodes on gas heating equipment.  The electrode is what causes the spark at the burner to ignite the flame.   The flame rod confirms the boiler did light and it’s ok to safely keep the gas flowing into the burner.  If these parts go, in the middle of heating season, you will have no heat.  To prevent heating emergencies, TJ’s inspects the flame rod and electrode at each fall service visit.  TJs replaces the flame rod and electrode, on all of our gas equipment, every other year as a preventive measure.  

The flame rod and electrodes are a low cost item that saves on costly after-hours service calls, and the inconvenience of going without heat during the cold winter months.
